Cinematic listing tours from the photos you already have
Claire at Five Park, Miami Beach · 0:40
Claire at Five Park, Miami Beach
Claire opens the tour in Five Park’s lobby, with the entrance and building signage establishing the setting. The film then moves through the property, using measured camera movement and room transitions to draw attention to the spaces.
Alex in Belle Meade · 0:20
Alex in Belle Meade
Alex welcomes viewers at the front door and appears again walking beside the pool. The 20-second film combines those moments with views created from listing photos, connecting the agent to the home he is presenting.
Vista now turns high-quality listing photography into cinematic tour videos, with moving views of the property and the agent appearing in selected scenes. Buyers get a closer look at the home. The agent gets a finished video without coordinating another on-site shoot.

For your listings, the practical gain is less production coordination. With suitable photography already available, Vista handles the motion and editing. You review the finished piece, with the option to appear in the tour without filming an on-site walkthrough.
Embed the tour on the property page and use shorter cuts for social posts or email previews. Send it directly to buyers whose criteria match the home. It can also support a listing presentation, giving sellers a concrete example of how you would market their property.
Your next move
Choose one active listing with five to ten high-resolution photos and identify the features buyers should notice. Start with an overall room view, then select supporting details. Vista can assess which photos will work best for the tour.

Development updates and a Q4 outreach opportunity
Signal 01 · Wynwood
Carnegie Mellon University plans a Miami campus with a $2B commitment
Carnegie Mellon University · Wynwood campus
1 / 3
On September 30, Carnegie Mellon University announced a $3 billion gift from Ken Griffin, including $2 billion to launch a campus in Wynwood. Plans cover more than 35 acres. Construction is slated to begin in 2027, with initial enrollment targeted for 2028, subject to regulatory approvals.
A university campus would add a different source of activity to the neighborhood: students and staff with daily reasons to be there. For agents, the announcement belongs in a discussion of Wynwood’s long-term development. It does not establish current housing demand or a case for higher asking prices.
Your next move
Add a campus section to your Wynwood guide. Show the announced location and timeline, then explain what still requires approval. Keep a dated update on your website so you can link to it when clients ask about the project.
A social post could explain the planned campus location and what surrounds it today. Use the university’s announcement as the source and label conceptual renderings clearly.
Signal 02 · Client outreach
Turn Q4 client visits into appointments
Art Basel Miami Beach’s public dates are December 4–6. That gives you a specific reason to ask out-of-town clients about their Miami plans. Holiday visits may offer other opportunities to meet, once a client confirms their dates.
A buyer who already expects to be in South Florida has a defined window for showings. Contacting them now gives you time to confirm what they want and arrange property visits around the trip.
Your next move
Review out-of-town leads whose buying criteria you already know. Ask about November–December travel and whether their property search is still active. For interested buyers, confirm their current budget and priorities before proposing a shortlist.
A simple note is enough:
“If you’ll be in Miami this November or December and are still considering a purchase, send me your dates. I can put together a few relevant properties to see while you’re here.”
Send the options before the trip so the buyer can choose which ones merit a visit. Record their travel dates in your CRM and confirm appointments around their existing plans. If they only want local recommendations, send those and leave the property discussion for when they are ready.
Track confirmed showing appointments and qualified buyer meetings to assess the outreach. The Q4 calendar below provides dates and official links for clients planning a visit.
Signal 03 · Design District
Sweetbird North adds planned office and retail space
Rendering · Plomp / Snøhetta
Sweetbird North broke ground on September 30. Snøhetta’s announcement describes an eight-story building on NE 40th Street, with approximately 120,000 square feet overall and roughly 22,500 square feet of ground-floor retail.
Future workers could add weekday activity alongside shopping and dining. The groundbreaking is the confirmed milestone; tenant occupancy and its effects on the area remain ahead.
Your next move
Update your neighborhood content with a weekday perspective. Show the places a client can use now, such as cafés, restaurants, and public spaces you know well. Include Sweetbird in a separate section on planned development, with its location and construction status.
For a short video, walk the surrounding blocks and explain where the project will sit. That gives the announcement geographic context without relying entirely on a rendering.

Five condo projects worth reviewing
These projects cover Miami-Dade, Broward, and Palm Beach. Use the buyer’s intended use and timing to decide which merits a closer look. Confirm availability, costs, and construction status with the sales team before recommending a residence.
01 · Downtown Miami · Delivery announced
Casa Bella Residences by B&B Italia
Related Group and Alta Developers announced delivery of the 319-residence tower at 1400 Biscayne Boulevard on October 5. The design team includes Piero Lissoni, Arquitectonica, and landscape designer Enzo Enea, with B&B Italia furnishings in the common areas.
Casa Bella is worth revisiting for a design-focused buyer considering a nearer-term move. The completed-building milestone lets you assess the shared spaces and finishes in person. Ask which residences are available to tour and what the closing timeline would be for a specific unit.
After a visit, share a design detail you observed and explain how it affects the experience of living there. A buyer should be able to tell what you noticed and why it matters.

02 · North Miami Beach · Completion / TCO reported
Nexo Residences
September 29 coverage reports completion and a Temporary Certificate of Occupancy for Nexo at 13899 Biscayne Boulevard. The 254-residence development offers furnished homes and an option for participating owners to use a managed short-term rental program.
For a buyer who expects to use the residence part of the year, investigate how personal stays would work alongside rentals. The practical questions include owner-use arrangements, minimum stays for the unit being considered, management fees, and carrying costs.
Get the current terms before presenting an income scenario. A rental option gives the buyer flexibility, but it does not establish occupancy or returns. A clear explanation of the operating arrangements could make a useful follow-up for a buyer comparing second homes.

Construction progress
03 · Brickell · Under construction
Parkside Residences
Parkside’s second-floor slab was reported complete on October 1. The eight-story project at 1741 SW 2nd Avenue is planned with studios, one- and two-bedroom residences, a rooftop pool, and wellness spaces.
Consider it for a buyer who wants Brickell and is interested in a lower-rise building. Compare the actual floor plans and street setting with the other residences on their shortlist. Pay attention to the layout and orientation of the specific unit.
A construction update can prompt a buyer to revisit the project. Include the milestone, available plans, and a current schedule from the sales team so they can judge whether the timing fits.

04 · Fort Lauderdale · Under construction
Sage Intracoastal Residences
Sage is planned as a 44-residence tower at 900 Intracoastal Drive, with interiors by BAMO. A June report documented its completed foundation pour.
The residence count makes Sage worth comparing for a buyer who wants a smaller condominium community on the Intracoastal. Review the floor plans and orientation of the available units, then examine the planned services and ongoing costs.
Request a fresh construction update before making an introduction. For content, explain how the planned 44-home community differs in scale and shared facilities from the larger buildings your audience may already know.

05 · Palm Beach Gardens · Final construction phase per project site
The Ritz-Carlton Residences, Palm Beach Gardens
The project website describes waterfront estate residences, a private marina, and services including concierge and pool support at 2200 PGA Boulevard. As checked October 9, it identifies the project as being in its final construction phase.
For a buyer planning to keep a boat nearby, start with the marina arrangements. Confirm slip availability, eligibility, and costs for the residence under consideration. Then establish which services are included, what carries an additional charge, and when the home could be delivered.
Those details will do more to establish fit than the brand name alone. A private marina in the project description does not confirm that a particular residence includes a slip.

04From Vista
Use the Miami Growth Map to find a relevant reason to reach out
The Miami Growth Map brings Miami-Dade developments into one searchable map. It includes announced projects, buildings under development, and completed properties, with project details, images, and official website links.
Filter by neighborhood, starting price, property type, and project stage to narrow the options around a buyer’s plans. You can also ask Vista for help with the search. Use the project links to confirm current details before making a recommendation.
For an active buyer, the map can help you build a shortlist for the next meeting. For a past lead, start with the criteria they gave you. If someone paused a Brickell search because the available buildings did not fit, check for a relevant project and send it with a short explanation of why you selected it.
A follow-up could read:
“You mentioned wanting a smaller building in Brickell. This eight-story project may be worth reviewing. Here are the details; I can check current availability if the layout interests you.”
The same research can support your content. Choose one development and explain its location or construction stage in a Reel. A neighborhood email could show where a planned project will sit and why an existing client might want to track it. Link to the project information so readers can investigate further.
Plan your client outreach before the events arrive
Use these dates selectively. An event recommendation is more relevant when it matches a client’s interests or travel plans. The suggested timing below gives you room to confirm the details and send something they can use.
November 15–22 · Downtown Miami
Miami Book Fair
The fair returns to Miami Dade College’s Wolfson Campus, with the Street Fair running November 20–22.
In early November, send interested clients a short selection of programs and a nearby stop you recommend. Link to the official fair information so they can confirm the program and plan their visit. For a Downtown neighborhood update, show how an outing would fit around the places your clients already use.
December 4–6 · Miami Beach · Public days
Art Basel Miami Beach
These are the fair’s public dates; earlier previews have separate access requirements. The official visitor page has planning and ticket information.
For clients attending the fair, put together a few nearby recommendations and check access or booking requirements. Include current visitor information so they can plan around their fair schedule.
December 5 · North Palm Beach to Jupiter
Palm Beach Holiday Boat Parade
The parade is scheduled to travel north along the Intracoastal toward Jupiter. Use the organizer’s route and viewing information to prepare a guide for late November.
Choose a few viewing locations and check the access details. Include parking or reservation information where relevant. Send the guide to clients in the area or those planning a visit, with a link they can check again on the day.
December 8–9 · Economic calendar
Federal Reserve policy meeting
The Federal Reserve calendar lists December 8–9 as its final scheduled policy meeting of 2026.
Set aside time afterward to speak with your lending partner about available loan options and updated payment estimates. Contact active buyers with an offer to review their actual numbers. Avoid predicting the decision or promising a particular mortgage-rate response.
December 12 · Fort Lauderdale
Winterfest Boat Parade
Winterfest’s boat parade is scheduled for December 12. Check Winterfest’s official website for current viewing and access information.
Prepare a recommendation before December for clients who spend time in Fort Lauderdale. Include enough detail to plan an evening, then follow up with anyone who goes. Their feedback can help you make more relevant local recommendations later.
